Unfortunately, pets are not allowed in any of the MJHA housing
units. You will need to make other living arrangements for
your animal, if you have one.

A security deposit is not
required to secure a rent-geared-to-income unit, whether it is
a family or adults-55-and-over unit.

No. All MJHA lease terms are for a
period of one year, with vacate notices accepted with one
month’s notice. Specifically, the tenant must give one month’s
notice from the last day of the month to the last day of the
following Jaw For example, if you plan on vacating on 30
April, you must submit written notice to the MJHA by 31 March.

You would discuss the situation with the Tenant Relations
Officer. She will review the relevant policies and every
effort will made to assist you during a difficult period.

R.G.I. (Rent-geared-to-Income Units)
The first day of the month, one year after your original lease
came into effect, is known as the “anniversary date.” If you
are a living in a rent-geared-to-income unit, you will already
have been asked to submit up-to-date financial information. In
accordance with the Residential Tenancies Act, you will
receive one month’s notice of your revised rental rate and
that rate will become effective on the “anniversary date.”
Remember, because rent is based on your income, if your income
has been reduced, it is likely your rent will be reduced.

If you have considerations (such as health or socialization
issues) and you feel a MJHA apartment would be most suitable
for you, yes, of course your application will be considered.
You should realize that your rent may be quite high and you
and your wife will need to decide if renting elsewhere, where
the rent is not based on your income, is a better option for
you.

The Housing Authority recognizes that on occasion you may have
visitors. It is the expectation of the Housing Authority,
however, that lease conditions will not be breached and that
other tenants will not be disturbed by the presence of your
guests.

You will be contacted by telephone by the Tenant Relations
Officer advising you that a suite or house is available and
that you can view the suite before deciding to accept it. Once
you have decided to accept the suite, an appointment will be
scheduled at the MJHA office. You will be told what your rent
will be, given all the details of the lease and you will sign
a lease. The move-in date and time will be confirmed at that
time.
You will be asked again to bring your most recent income
verification at the time of your lease. This information is
important, as you will not be able to sign your lease if you
have not brought in all the information that is required.
